I live and work right here in Las Vegas, and I’ll tell you what I tell buyers every week: Nevada takes care of its homebuyers. There are real programs, with real dollars, designed to help you get the keys.

Most people just don’t know they exist. Now you do.

Home Is Possible

This is Nevada’s flagship program, run by the Nevada Housing Division. Here’s why I love it:

  • Help worth up to 5% of your loan amount toward your down payment and closing costs
  • On a $400,000 loan, that’s up to $20,000 in help
  • You do NOT have to be a first-time buyer
  • Available all across Nevada

Now, let me be honest with you about how this one works: the assistance is NOT forgiven. It’s collected back when you refinance or sell the home. And here’s the part I actually love about that — those funds go right back into the pot to help another family accomplish homeownership. You get the help when you need it most, and your success becomes someone else’s opportunity. That’s how community works.

There are also special versions of this program for teachers, veterans, first responders, and other community heroes — sometimes with even more help or a better rate.

Home At Last

Buying outside the city? Nevada Rural Housing runs the Home At Last program for buyers in rural parts of the state. It can provide assistance as a second mortgage with no interest and no monthly payments — and it can be forgiven over time.

The WISH Program (My Favorite-Kept Secret)

Here’s one almost nobody talks about: the WISH Program — Workforce Initiative Subsidy for Homeownership — from the Federal Home Loan Bank of San Francisco.

This is a matching grant, and the math is beautiful: for every $1 you put in, the program puts in $4. Save around $8,000, and you could receive over $32,000 toward your down payment and closing costs. In 2026, the maximum grant is $32,837.

A few things you need to know:

  • You must be a first-time buyer (haven’t owned in the last 3 years)
  • Your household income must fall under the program limit — it’s based on your family size and your area
  • A lien goes on the home for the grant amount, but it’s forgiven after 5 years if you stay put
  • Funds are first-come, first-served — when the year’s money is gone, it’s gone

That last point is why timing matters. The buyers who get WISH money are the ones who were prepared BEFORE they found their house. If your income fits, this program can change everything. Let’s find out together.

Why This Matters Right Now

The Las Vegas market in 2026 is more buyer-friendly than it’s been in years. Inventory is up. Sellers are negotiating.

And these programs can stack with the right loan to seriously cut your cash to close.

Buying Rural? Nevada Has Even More for You

If you’re looking outside the Las Vegas and Reno metros — places like Pahrump, Mesquite, Fernley, Elko — listen up, because rural buyers have some of the best deals in the state:

USDA Rural Development Loans. Zero down payment. Yes, ZERO. If the home is in a USDA-eligible area and your household income fits the limits (most areas allow around $119,850 for a household of 1-4 people), you can buy with no down payment at all. And here’s the surprise: parts of the Las Vegas metro’s edges — like areas near Henderson and Boulder City — can qualify. We always check the address before choosing your loan type, because this can save you tens of thousands.

Home At Last (Nevada Rural Housing). I mentioned this one above, and it deserves a second look if you’re buying rural: assistance as a second mortgage with no interest and no monthly payments, forgiven over time. Stacked with the right first loan, your cash to close can shrink dramatically.

HomeFlex: Our Own In-House Program

Here’s something most lenders can’t say: my company has its own down payment assistance program. It’s called HomeFlex, exclusive to Homeowners Financial Group, and it’s available right here in Nevada.

Here’s what makes it special:

  • 3.5% or 5% of your purchase price in assistance for your down payment, closing costs, and prepaids
  • No income limits beyond the standard loan guidelines — this one helps buyers that other programs leave out
  • You do NOT have to be a first-time buyer
  • Works with FHA and USDA loans on your primary residence

You get to choose between two structures:

The forgivable option (3.5%). No interest. No monthly payment. The assistance is completely forgiven after 5 years, as long as you stay in the home and keep your mortgage in good standing. Minimum credit score around 640.

The repayable option (up to 5%). A small second loan with a monthly payment, repaid over time. This gets you more assistance up front if you need it. Minimum credit score around 660.
